Master Bathroom Reveal

The master bathroom had great bones but needed some freshening up! Read my design summary below to learn how I chose the finishes to create this master bathroom transformation.

Above is the master bathroom before we updated it. Much more dark and heavy than the airy and refreshing master bathroom retreat I was hoping for.

The master bathroom is one of the features that sold me on this house. It is very spacious and had all of the amenities I was looking for. With our modest renovation budget we did not have room to change the tile or major plumbing fixtures, like the bathtub. However, we were able to use what we had while still creating a light and refreshing space. 

We changed the paint color from a darker tan with sage undertones to Sherwin Williams Agreeable Gray which is much more neutral and soothing. We painted the trim white instead of off-white to add contrast and match the cabinetry which we also had lacquered white. The cabinets were originally a dark cherry stain and having them painted white made a massive difference and made the room feel even larger.

The existing tile in the room is a ceramic tile that is manufactured to look like travertine. It really is an excellent ceramic product and almost fooled me! I totally thought it was the real deal. The tile is even prettier in person when you can see the detail. To coordinate with the existing tile we had crema marfil marble countertops installed for the vanity. It mimics the light tan tone of the faux travertine and has some white veining to compliment the cabinet color. We chose square sinks to match all of the straight lines in the room and also chose faucets that repeated the straight line theme as well. These faucets are one of my favorites from Moen. I purchased them from Lowe's.

Changing lighting is an inexpensive way to really breath new life into a room.  I found that I favor brushed or satin nickel with tan colors as opposed to a polished metal or iron finish. We purchased all of our new lighting for the home (with the exception of the pendants over the island) from Galaxie Lighting. Galaxy Lighting is located in Lindon, Utah but has a wonderful online presence. Their website is easy to use and has all of their inventory on it. It made it so easy to browse while at home (or let's be honest... I did most of my browsing at work. Oops!) and then compare prices to other online retailers and Galaxie will price match if you find a lower price! I had a wonderful experience working with them and would suggest them any day! Kitchen Remodel

Today I am so excited to finally share with you our completed kitchen. If you've been following the blog for a while you know that our renovation ran VERY much behind schedule. Then by the time everything was complete I was extremely pregnant and too lazy to take photos or post haha. But now that we've adjusted to life with a baby and all the projects in the kitchen have been completed I finally feel ready to share the finished product.

We wanted to lighten the space and create an elegant yet inviting kitchen. I knew painting the cabinets white would definitely bring the bright airy feel I was looking for. We had our cabinet carpenter match the lacquer he used to paint the cabinets with our trim color in the home which is Sherwin Williams Extra White. We started our search for counter tops by browsing a billion pictures on Houzz.com. I was sold on Carrera marble until I started reading reviews and comments about how porous and high maintenance it can be. Houzz helped me to find a great natural marble alternative called "super white quartzite". We went around to a dozen granite slab yards in Salt Lake and Utah County and finally found the perfect super white slabs at Francini Inc. in Salt Lake.

The next step was finding a backsplash tile that we loved. We went to Westco Carpet & Interiors on a whim one day and ended up getting our carpet, fireplace surround tile, and backsplash tile all from Westco! Our backsplash is actually porcelain that is printed with a marble design; this was a MUCH more cost effective option than using natural stone. It comes in both glossy and honed; we went with honed. The backlash came in a mosaic meaning it is mounted on a sheet and put together like a puzzle when it is installed. This made it easier for our tile installer and cost us less in labor.  The tile inlay above the stove is genuine marble in a basketweave design (this was Nic's contribution to the kitchen design and is one of my favorite features).

The final details were the Pottery Barn pendants installed over the island and the new refrigerator and Wolf rangetop. We specifically wanted a rangetop (as opposed to a drop in stove) for our stove because it has an apron front which gives a built-in look. Also, our refrigerator is counter depth so that it blends into the cabinetry seamlessly.  These are both features that I think make an understated but effective impact on how professional a kitchen looks. Obviously I'd love a nice big built-in Sub-Zero fridge and a 60 inch Wolf range but we'll have to save those wishes for our dream home :). We also replaced the faucets which were purchased from Amazon (details below).

Baby Girl's Nursery

Decorating Kendall's nursery was such a joy. It was so fun using vivid colors and fun prints...something that is definitely a deviance from my typical neutral and understated style. I wanted to create a beautiful space for Kendall without breaking the bank and without doing anything too permanent to the finishes of the room since we are considering selling this home in the summer (more on that later).  

My inspiration for the nursery started with this floral tea party painting from Pottery Barn Kids. I used it as my palette for colors and I drew my ideas for small details around the room from this painting. You'll notice kid sized tea cups on a small side table (this is from my childhood tea set) and delft blue accents here and there. After I found the painting I thought it would be cool and kind of funky to mix it with another bold pattern for the crib sheet. I found this beautiful crib sheet on cadenlane.com and new it was the perfect print for our nursery. 

There are a few more items I'd like to add to the space such as a rug and a different pillow for the glider; but all in all I am happy with the outcome. The photos really do not do it justice because this room has the sweetest and happiest aura in person. I am hoping Kendall will have many joyful and pleasant memories in this room.

Remodel Update 4

Well guys we're in the final stretch! We're seeing the light at the end of the tunnel but we definitely are not done yet.  All of the custom cabinetry still needs to be installed and there is A LOT of touch up work that has to be done (never, ever rush your painters...really bad idea). But we are getting closer and closer. Carpet was installed on Friday (I'll include photos in the next remodel post) and for the most part the painting is done and looks really good. It shouldn't be much longer until we are completely moved in! Last night was actually our first night sleeping in the house and it has started to feel more like home.

The banister was completely redone. If you go back to this post you'll see the original color. BIG change.

The finished product! You'll see it with the new carpet in the next post which really brings it all together.

The color we picked for the walls is a rich warm gray. The colors is called Mindful Gray and it is a Sherwin Williams paint color. It has made the home feel much more elegant and clean than the original tan color.

The color we chose for the master is called Misty and it is a Sherwin Williams colors as well. It is a very calming, relaxing blue which is just what we wanted for our bedroom. It also pulls some gray tones which works well with the rest of the home and the master bathroom which was painted SW Agreeable Gray.

Here's the office and you can see the new color on the floor. I absolutely LOVE it. I actually think refinishing the floors has been the most painless and rewarding project in the house. The company that did it was great to work with and the final product was exactly what we were looking for. They also killed the herringbone inlay in the entry. As you can tell I was really satisfied with them.

Below you can check out how the fireplace is coming along. New limestone tiles have been used for the surround and hearth and we've added some finish work to the top of the shaft. The painters, however, did not realize that the WHOLE shaft should have been painter white. This is one of the lingering paint issues I referred to before. In all honesty though, the majority of the paint looks great. There are just a few areas that need a lot of additional attention. The mantle and bookcases should be coming this week. I'm very excited to get those in!

Remodel Update 3

Well friends, I have good news and bad news. 

The good news is that everything looks great with the house and there has been lots of progress this week. We have been seeing changes everyday which is great because if you've ever built or remodeled you know there are definitely days where no one is on the job... that has not been the case for us at all. Everyone has been working tirelessly (even on weekends). 

The bad news is that the house is not done today as it was supposed to be and so we have been delayed another week. The saddest part about this is that although I was so so excited to put up Christmas decorations in the new house; the logic behind doing so is quickly dissipating. But let's be real... I'll probably put them up anyway... just to take them down in two weeks :(

The only things left on the agenda are:

make the finishing touches on the wainscoting and ceiling detail in the office

install the limestone tile on the great room fire place and grout the rest of the new tile

finish painting the main floor (the upstairs is now complete)

install carpet

install mantles and built-in bookcases

switch out light fixtures

put the last coat of finish on the hardwood floors

have all the cabinet doors/ drawers re-installed after they've been painted and paint the cabinet boxes

They have 1 week to do this. Let's all pray that it happens! I can't really complain too much though about the delay. We've been staying with incredibly generous friends and family which makes it so much easier. The problem was that our floors got pushed back, then everything else got pushed back (including the painters) and that chain reaction resulted in a 2 week delay. I am so excited to be in the new home by Christmas so that we'll have a few days off to relax together and get settled in.

Disclaimer: Don't mind the mess in these photos. The house is seriously a dust ball and everything is kind of unfinished. When I post next week you should get a much more cohesive idea of what's going on!

The gigantic great room fire place has been dry-walled and covered with a smooth surface of texture. This will act as our base to build the molding details on.  The great room and entry have brand new crown molding that has made such a major difference in the space. I can't wait to see how this room transforms with the new paint!

This is the wainscoting so far in the office. You'll see that new texture has been added to the panels to smooth out the finish. The initial work on the ceiling has also been done. The next step for the ceiling is smooth panels for the boxes and some additional detail to the beams. It's hard to explain but you'll see the finished product next week ;)

Lots of tile work has been done. The kitchen backsplash has been installed and I couldn't be happier with it. This was one of those choices that I made without doing a lot of research...I just saw what I liked in the store and bought it, ha! I'm very happy with how it looks. It has not been grouted yet so the lines in between the subway tiles will not be as prominent when everything is finished.

The basketweave tile in the bedroom is also installed. We opted to add a small row of 12 x 12 tiles on the floor in front of the fireplace to make it more of a focal point. The mantle and legs will really tie this whole piece together so I'm excited for it!

Here's a sneak peak of the paint color we chose for the upstairs bedrooms and bathrooms. (sorry for the poor quality iPhone pick). It is really hard to capture the true color of paint in a photo because it changes so drastically with the lighting but this color is seriously the perfect gray/ beige/ tan. The best way to describe it is a warm gray. We also painted the ceilings white...before the ceilings were the same color as the walls. The trim is now a more true white and not so off white as well. We used Sherwin Williams Agreeable Gray for the upstairs.

We wrapped the wainscoting detail around the bottom of the staircase. It will also be going up the staircase!

And there's wainscoting in the entry as well. As you can tell, I love my wainscoting. There will be a good amount of white in this house with all the trim so I'm hoping it will feel very light, open, and clean!

Remodel Update 2

Hello blog friends!

My gosh, it has been a while since my last update. I am seriously slacking. If you follow me on instagram (@designlifeandstyle) you know that in the past couple weeks I have been in Dallas for work and moving...and that has taken up just about all of my time. I seriously cannot believe the amount of junk that 2 people can accumulate in one condo; it's insane!

Today I wanted to update you on the progress of our remodel. Things have finally started to progress and the list of items left to do is getting smaller and smaller.

We had some set backs. The company that was hired to refinish our hardwood floors was delayed by a week which pushed everything else back a week and now we are homeless for about a week to 10 days. Not so fun.

On the more positive side, everything that we have picked out that has been installed looks absolutely perfect. I could not be more happy with our floors, countertops, or baseboards and casings. I am hoping that as all the other details fall into place I will be just as happy with them.

New windows in the master bedroom and the new baseboards, casings, and headers.

The new kitchen countertops...they're an absolute dream! I love them! They are called Super White Quartzite. It looks similar to marble but is much more durable.  Marble is calcium based and ships easily as well as absorbs stains. If you are not into a very "worn in" look...you'll probably not be happy with marble after you've used it for a while. 

Also, take a look at the prep sink we had installed in the island!

Making decisions about paint colors is stressful. My recommendation to anyone selecting paint for a room is to of course paint samples on your wall, then make sure to see it in different types of light. The colors most likely will change in natural light and artificial light so it is important to live with the colors at different times of day. From top left going clockwise the colors are Anew Gray, Agreeable Gray, Repose Gray, Mindful Gray, and Requisite Gray (all Sherwin Williams).

The wood floors in our entry were ripped out and the herringbone inlay was installed.

Here's what they looked like after the stain. The entry might already be my favorite spot in the house!

The new countertops in the master bathroom (and the 1/2 bath) were installed along with the new rectangle sinks that I love!

On the agenda for this week is painting, cabinetry, wainscoting, backsplash, and rebuilding the fireplace surround. I'll make sure to update you at the end of the week!
